Hi All,
I am a property manager looking to get set up on Airbnb so diversify a little!
I was wondering if anyone has any experience in working with local realtors to increase their portfolio of rentals they manage? If so, what type of deal was struck? I know that there must be a way to benefit both parties while still making a healthy profit for the owners of the property!
Any suggestions would be greatly appreciated.

I like yor answer. I can see a host picking up a lot of referrals from agents and property management companies who don't want to deal with STR---I met a broker like that yesterday.
How do you handle any compensation for the referral? I'm guessing it is legal in FL for a "civilian" to pay an agent( or maybe it he has to pay the broker directly?)for such a referral .
To make it just a bit more complicated- what do you do if the host is a licensee? How do you handle that?

Another option would be to become a co-host to a landlord who is renting directly on Airbnb. You could negotiate a split with the owner for managing the property. Not sure if or how that falls under property management guidelines as a realtor though. It would be a good question for your broker or association though.
We are planning to pay referral fees to real estate agents. I've heard it working for other Airbnb property managers. Seems like a win-win.

I have spoken with a lady from Turn Key Vacation Rentals. There are quite a few concierge property management companies who can do multiple platform including ABB for multiple properties where the owners are too busy or do not want the headaches of managing short term tennants.
