How to get more bookings on Airbnb?

Hello,

 

I have listing my guest house on airbnb - Guest house Evdoshvili 5,  but there is not any reservations almost one year , but the neighbor has listing and its full all the time , can you help me wich reason can be , or help me to get more reservations .

@GuestHouse6, if I were a guest, I would be very, very hesitant to book your listing.

 

You only have one review, and it is a warning that you cancelled a confirmed reservation.

 

Guests are already unwilling to book a listing with no reviews.

Guests are also unwilling to book a listing that might cancel their reservation.

Yours is both.

 

What happened? Why did you cancel that reservation?

Hello @GuestHouse6 ,

Your guesthouse says Euro 21,- for 1 person, Euro 12,- for each next person. But you offer all 7 rooms in 1 listing. So when 1 person books, the calender is reserved for those date and NOBODY else can book.

So you have to create a listing for each room (7 listings), with proper pricing.

You also mention in your description you offer "bed and breakfast". But breakfast is not available in your amenities. 

I would also suggest to upload a nice cover photo of your guesthouse to your Homepage and promote this external link via social media.

@GuestHouse6The views in your photos are nice but there are several reasons why maybe people don't book -

1. Your profile name is 'Guest house' not your personal name. Guests like to know who they are dealing with

2. Your profile picture is a building that is not your house nor your face. It should be your face so people can see who they are booking with (this is in the Airbnb rules)

3. 'Home is where the wine is' is not an English saying. It would put me off, I don't drink wine and it makes me think that as you are giving free wine, it is not the place I would like to stay because you may be trying to get me drunk and then...

 

Invest is some better photos, and look at those listings that are successful to learn from them. Then get some friends to book and stay and give honest reviews about your service.


And don't cancel any more bookings - that says to people you are unreliable.

I agree with @Matthew285 @Ben205 & @Emiel1

 

1----- You have no profile photo, guests want to see who they are booking with.

2----Your listing set up is incorrect, as a guest house with 7 bedrooms available you need 7 listings. One for each room available. This guy has the correct setup www.airbnb.co.uk/users/show/77080875.

3----Oh dear, you cancelled a booking and this is before you've had any guests. This is a BIG BIG negative for guests and I honestly don't know what you can do about it.

4----Your listing location say's you are in Tbilisi, yet the map say's you are in Sighnaghi. Anyone looking at Tbilisi won't book and anyone looking at Sighnaghi won't book as its not clear where you are.

5----You are a little expensive, other listings look more inviting and cost less.

6----Have a cup of tea and start work on the suggestions
