KICK out the 'BAD HOSTS' or' BAD GUESTS' off the platform.....Why ? because!!!

So the constant excuses that airbnb is just a booking platform!  

 

My thoughts are airbnb need more security and quality control: Why not employ quality controllers to verify more listings, personally visit listings and tick off the list. Why subject so many bad experiences whom go out to file serial complaints and air it out continuously. Its a big task but it should be achievable. Major brands have high quality controls in place. 

People are not only airing their experiences on this forum, they are airing and rating airbnb on product review websites which can afffect others whom did a good job in hosting or was a good guest/guests.

 

Quality control is needed and not by just both sides reviewing!

I loved the idea from the airbnb "good old day's" whereby airbnb sent their photographer + assistance to take pictures, ( but add a  safety health inspector check), adjust few things, sent the pictures to headquarters for selection and approval. This is a simple process that actually verify the listing, thus becomes more transparent.

 

As for reported bad guests who go about scamming, damaging, demanding refunds along with pictures of damages, these people should be removed from the platform immediately. Just my thoughts.

I recall the early days in LA seeing airbnb handing out calico bags to the public in 2013 promoting their brand in 2013, guess what afterwards, i booked an airbnb!!!

I’m on both AirBnB and  VRBO/Home Away. Although I’m new to both booking sites, I’ve leaned that AirBnB is all about protecting renters at host’s expense. VRBO is far better and much fairer for hosts. 

 

I’ve had damages from renters coming from both sites.  AirbnB does not charge renters the upfront refundable deposit and it’s nearly impossible to collect through their Resolution Center.

 

On the other hand, VRBO establishes a level playing field between renter and host.  If there is real damage, the security deposit is readily available.

That's so true. Airbnb protects the renters and let the hosts pay for the damages. My mom has been hosting for more than 15 years. We used to have a contract with a caution and everything. With the contract we rarely had any problems because people knew that if they messed up, they would have to pay.

Since we have airbnb, we can't do the contract anymore and people behave badly. Worse part being that Airbnb protects the bad guests! You don't even know the real name or adress so can't even deal with them directly. We had a woman who booked two successive weeks but separatly. She changed her mind and decided to stay only a week. She cancelled in last minute the booking of the second week but stay until the first day of the second week. The was therefore no way for us to get a new booking for the second week. She apparently provided a medical attest and so that we didn't get paid. We explained that the woman was no way near to have an emergency (she was enjoying the beach up to the last day) und is just abusing the system. Airbnb didn't care, didn't pay us the second week and apparently didn't even refunded her completly, winnig therefore again money on everyone's back. When we complain and demanded proof and explaination, airbnb just said it was their call and that we don't have a say in their decision whether or not they pay us. Airbnb forced us to lose money in the peak season to protect an abusive renter, making apparently money in the process.

@Elsa137  This provides a really good feedbback as to why its important to intro a bond/contract which in turn make them afraid to damage the property. The only outcome is better hosts quality, better guests quality.  As for cancellation policies for those type of guests whom abuse the hospitality they choose, it needs more scrutiny, more layers of identifying cases. If its proven cases, then should go either way. 

@Elsa137   Why can you not use a rental agreement on AirBnB? I do I use the AirBnB email to send it and they send it back to me with ID all the time. I had to change a few things in it from the one I use on HA/VRBO, but it's still binding and gives all the information I need for a small court claim if need be. 

@Letti0We read somewhere when we started Airbnb that you can't do that? So normally we just make people sign a paper with their name and adress upon their arrival. We explain them that they  know our full name and adress and that's it's only fair we know theirs. This time we didn't do exceptionnally because the woman's arrival was such a chaos that we forgot (she changed the time of arrival several times, asked if we could invite her for dinner, refuse to buy something to eat instead, demanded that we serve her coffee, walked into our private area several times until we locked ourselves in and so on...).

 

What did you change in your contract? It's a good start, maybe we will go back to it. But unless we ask people for a deposit I don't think it will change much. And the problem is that Airbnb would be the one taking the deposit and therefore to stay "attractive" for the guests they would keep their loose policy.

 

I thought Airbnb had an insurance for cases of "force majeure" or that at least that they would be the one paying since they decide whether or not to refund and after all they take their share from every booking. The problem in my specific case is that the money was there but in Airbnb's hands. They could have just keep it but they chosed to give it back and as the result we are the ones losing money for a situation we could do nothing about.

@Elsa137  AirBnB does not charge or take the actual deposit from guests, just states they can be charged up to $XX for damages. I had to remove the copy of credit card requirements of front and back of card used to book and deposit information. Otherwise they are pretty much the same.

@Syl11 Concerning hosts quality control this is why Airbnb has introduced Airbnb plus.If a guest feels that he or she wants to stay at a listing that has been verified by Airbnb now have this option.I believe this will slowly become a norm for all listings in the future.

If airbnb hosts love airbnb, log into product review for airbnb plug some five stars for the product.

There are mostly 1 star oppose to 5 stars.

OMG what a riot on Sunday!!! Hosts verses guests and vice versa!  Has it settled yet? Hope so!!!
