The new General Manager wrote me an email "If this ad does not get removed and continues to stay active, we will have to move forward with our attorneys on this lease violation." Upon reviewing my lease, there is no verbiage that states no room-sharing or hosting is allowed or can be marketed on 3rd party platforms and websites.
Under "Subletting" in the Rental agrement, it states "Resident shall not sublet or assign this Lease. Any purported assignment or sublet of this Lease or the Apartment Home without the prior written consent of Landlord is null and void."
I am not subletting or assigning the lease to anyone. I still carry the full weight of the lease and simply sharing a guest room in my apt to guests.
Once again @Joy4, I would respond to the email and let him/her know that you would like to know how you are violating the lease and have him/her point out the section you are breaking. I would be curious as to the answer. I would also be somewhat careful in pushing the issue. If you are violating the lease agreement, they may be able to cancel the lease. I am not a lawyer but there is probably a cause that they can terminate the lease agreement if it is violated.
