I have sent a guest a special offer of £250 she is paying in euros which should be just under 300 euro

why is it on her end that airbnb are asking her to pay 339 euro?

In addition to whatever rate you charge, AirBnB charges your guest a booking fee -anywhere from 10-13% (which may or may not include VAT  in some countries)
