Service charge to guest

Hello,

A guest has booked with me. Total is £500 - I will obviously pay 3%. I don’t put a cleaning fee on. But my guest is saying Airbnb are adding £79 to her booking? Why is this? I don’t see where this amount is coming from?

Are all my guests getting charged a service fee?

Thanks

Alice

Yes, I think they get charged about 12% on top of your chosen price. You can look at price breakdown if you go to the booking and click on details. 😊

Hello @Alice415,

Yes, Airbnb charges all guests a service fee. The per centage varies, depending on the accommodation charge total for the reservation.

The article below gives information about Airbnb fees.

What are Airbnb service fees?

Steve.

Thanks both. I feel like £79 service charge is too much for my property?? Where can I email to contest this? It’s putting off guests booking.

@Alice415 while you have full control over your own nightly pricing, you have essentially no control over the fees that Airbnb charges to the guest. (Other than choosing to list on a different booking platform.)

The fees vary from just under 6% to about 12% to the guest (higher prices mean lower % fees).

You can and should check out other booking platforms to see if they are a better match for your listing.

I have heard that although the fees on other platforms differ in presentation and structure, the overall percentage taken can be quite similar.

Why it has not dawned on Host that no matter how Airbnb wants to carve up the fee structure the Guest ultimately pays the whole fee.

This fee can be expressed as a percentage of the sales price, typical in my case its about 20%, this becomes a real shocker when you express this fee as a percentage of the profit one makes on each set of Guests.

Its some cases Airbnb made more money than I did after my cost was taken out of the equation, which obviously makes no sense for me.

Hosts put substantial resource at the disposal of Airbnb and its patrons and the fee’s Airbnb charge are simply outrageous considering the risk hosts take and the work involved.

I would consider a fee of three percent in total, a far reward for Airbnb and much better value to its customers.

Lower your nightly price and the fees will be lowered to your Guest, hell will freeze over before Airbnb lower their percentage, in fact, they actually increased recently.
