I have had Advance notice set to 3 days since I started hosting on airBNB, but I still get last minute requests and am forced to respond. I have been on the phone with support twice about this and although they say I have everything set up correctly, I am still getting these last minute requests, but there's something new on the website, which I will try.
Simply put, I don't want requests less than 72 hours in advance.
Is this possible?
If so, what is the best way to accomplish this on airBNB?
@Teo6 If you set Advance notice to 3 days, guest can not select on your calender for first 3 nights from current date. So how can they sent a request for those dates, if they can not select them ? Or are they just inquiring ?
Best regards, Emiel
Customer support says this too, but it keeps happening. I have documented 3 times so far and have tried something new, so we'll see how it works. Keep in mind, I am sure it works differently based on where you are. For example: English is the default language in some countries, but not others.
Advance notice was (and is) "At least 3 days notice". Last minute requests have somehow slipped through, including the last 1 that tried to book 10 hours before check in.
Today when I reviewed my settings, there is a new checkbox that was checked called "For Instant Book hosts: Allow guests to send reservation requests without advance notice." - this checkbox was not here a few weeks ago, and the fact that it was checked tells me to try unchecking it, so again, we'll see if that works.
There is also a preperation time setting, which I have generally ignored while thinking that "At least 3 days notice" covered my concerns for preperation time. For example: preperation time can be set for 1 or 2 days, so setting my listing to 3 days notice (at least to me) covers 1 or 2 days preperation time.
It could be a language thing. Imagine someone designing this system and thinking ZERO days of preperation time should supercede "at least 3 days notice" and then allowing people to make booking requests 10 hours before checkin. I could see that as the issue, and that would represent a language issue and not a bug, but either way, it is an issue.
It could also be a push from the corporate rulers. Imagine this: someone thinks booking at the last minute is more stressful than simply setting "At least 3 days notice" would be much less stressful and that is the way to go, and accepting people at the last minute should cost the guest more, not less. Then look at the corporate policy enforced by the way the system works - it only allows you to give discounts for last minute bookings, as if stressing out hosts is something guests should pay less for. Now that you have imagined it, check it out, because it's not my imagination - this is the way the system works.
Anyway, I am just trying to figure out how to make airBNB work for me, and so far it is on the good side of "it works" and it is getting better.
I should know in a couple months if these new settings work for me, but they weren't mentioned by customer support, which suggests that either this is new functionality, or that customer service needs better training.
Best wishes to everyone as we all learn together. I hope this helps those experiencing the same issue.
The box to tick to allow guests to send requests regardless of your advance notice were there last season, so I believe it must have been present for quite some time.
Advance notice and preparation time are two different things. Preparation time is how much time you need between each set of guests. Some hosts manage back to back changeovers, others prefer to have a day or two between guests.
Contacting CS can sometimes be a waste of time and some are not quite up to date; fellow hosts may be better informed, so the community center can sometimes be just as useful or better 🙂
Thanks for your input. There's new info. in your response, but... You addressed preparation time and not Advance notice. My thought is that Advance notice does nothing, so why not remove it. Your description of Preparation time works for me as a possibility, and I am testing that now, but I need (by your definition) 3 days of Preparation time. Only 0, 1 or 2 days are available as options. All I know is that I am developing a room that needs 30 days or preperation time, and I would like to see more flexibility in this system. Otherwise, I will have to find what I need elsewhere.
@Teo6 Advance notice doesn't work to use as preparation time.
Example: Guest#1 books on June 1st for dates June 15-June 20.
Guest#2 books on June 15 for dates June 20-June 23
In this case you have more than 3 days advance notice on both bookings, but if you don't have any preparation time set, you will have to do a quick cleaning/turnaround on June 20th between when Guest#1 checks out and Guest #2 checks in. Some hosts are fine with this, they like back to back bookings, myself, I want a day or two of time between guests.
But I can see that Preparation time could substitute for advance notice. Interesting, I never considered that before.
Advance notice does what it says when you tick the appropriate box, at least it does with my own listings. airbnb has created a feature so that those hosts with Instant Book can choose to allow potential guests to send a request at shorter notice, thus evaluate each request separately. In some cases and for some hosts it might just be possible to sometimes take a short notice booking, but not always. For a working host short notice might be possible at week-ends, but not during the week for example. Personally, I think it is a useful feature when set correctly.
Preparation time and advance notice may sometimes overlap, but not in those cases where hosts do same day changeovers. With same day changeovers, there has to be zero preparation time. If you need longer than two days preparation time, you would need to block dates manually between bookings. This is what we all did in those times when the preparation time feature were just wishful thinking.
