Strata wants stop further Air BNB rentals, what can i do?

We have been running air bnb in our home (private room) since August 2015  and so far the experience has been great. All our guests have been wonderful, nice people. We live in a strata complex and our President wants to change the bylaws to prevent any further Air BNB rentals because a neighbor complained about us doing Air BNB. For them its a security issue, having "strangers" walking around the complex and possible damage or an accident. However nothing bad has happened. Currently only 1 rental unit is allowed in our complex (the same person has been renting for over 30 years) and there are many people who have been in the complex for years who do not like the idea of increased rentals. Air BNB has been great for us. We just had a new baby last year so the income has been a god send and the experience has been awesome. We really enjoy being hosts. Private room rentals are allowed if its on a monthly basis however short term seems to be the issue. Our President even rents out a room monthly! How can we convince our strata that AIr BNB is a good thing and there's nothing to be afraid of? I have to do some convincing before the AGM in December! Thank you

Our strata just passed a bylaw prohibiting Air Bnb as well.  I think Air Bnb should help people like us fight statas who want to control what happens inside our units.!

Hello.

Im looking for ideas to retort  negative opions of airbnb.

NSW, (Australia) law is currently under review for airbnb. The council in Sydney has given a positive view of airbnb.

However Strata companies and some members are determined to prevent Airbnb.

Strata staff often harrass tenants from airbnb using the security guard to bang on their door at night.

One main reason is the conception that short term letting places more demand and wear and tear on common property.

Another is that short term residents are bad, noisy or undesirable people that will annoy other residents.

 

How to do combat this ridiculious idea? There is no proof that these ideas are true or factual at all.

They have become common ideas to throw at airbnb users to bring residents to the anti airbnb camp.

 

 In fact after many years of property letting airbnb has provided some of the most respectful people as residents and not short term.

The review system helps.

 

What else could I say to convince others of this. Airbnb guests are not criminals, noisy, undesirable and particualrily they dont use common property more than any one esle! The pool or other areas are only used on a per person, (never overcrowded) per days per year.  If numbers are fixed then its the same for short or long term or airbnb or non airbnb.

 

Long term tenants can be just as noisy as any others

Hi Alessandra, I am with you. We have to take action against those kind of bad strata staff. They can be punished by court.

I have made an appeal of the strata decision to limit short term rentals based on financial hardship.  The Civil Disputes resolution site has a place where you can make a compaint about anything to do with the strata council and they said that a strata council cannot limit your rentals if you have a case for financial hardship. 

 

The second thing I have done is make a complaint to the City of Vancouver about the strata council limiting short term rentals as this is against the policy of the City of Vancouver. See The VanConnect app.

I'm having the same issue - how easy was it to secure a financial hardship exemption? Since there is no specific bylaw in my complex, I've been hosting a private room. Now that they want to create a specific bylaw, this takes a fair amount out of my pocket and making ends meet is difficult. What information did you have to provide?
