two rooms - one listing or two listings?

two rooms - one listing or two listings?

I have two separate rooms. I am happy for larger groups (or two non-roomsharing friends) to book both rooms. I am also happy for each room to be booked totally separately by different people/couples.

So,

do I make two separate listings, and mention in each listing that we have  second room available for larger groups, with a link to the other room's listing in my room description, and say that IF they want both roosm AND the dates are available then they can book both via the two profiles (or tell me and I'll charge a higher price and block the other room in the calendar so nobody else can book it).

or

do I make one listing that says two rooms, total three double beds and a single and a camp bed?..with a price I can lower if they only need/book one room?

But if I do the second idea, and a couple book wanting only one room and paying for only one room, does that leave me with a empty room that is 'blocked' by the system, so another person/couple could not book it on the same dates?

Hi, I would make two listings and mention each in the other, or make three listings, one for aech room and one for both, this way you can catch big groups and small, but you jeed to be careful with the calendars! good luck

Thanks for both replies, seem to make sense.

Only problem with '2 listings' method is that most larger groups , serching for, say, wanting six beds, would not spot my place as each listing/room takes fewer people than that.... 

 

But yes, it seems that if I list multiple rooms in one listing, and a single/couple book wanting only one room and paying the lower price for only one room, then the system blocks all rooms and I am stuck wth empty ones for those dates...

 

Maybe a third listing is worth it for catching large groups, but yes then I'd have to go in and block other  calendars for each booking I accept....

Hello Tim, I had the same dilemma wondering how to list one double and two singles in our family home.  In the end I realised I just had to do three separate listings which was a bit of a pain with the repetition - but I decided to mention all three rooms in each listing so potential guests knew about the other rooms.  It would be a whole lot easier if you could have one listing showing all the rooms.  Hope that helps a little.  Good luck!

@Tim0, I listed my second house this way: 4 separate rooms, listed separately, then one listing for the whole house, so, a total of 5 listings out of that one house.
