One of the biggest positives that comes through in my reviews is the welcome experience. I have created a simple but very effective welcome pack that includes wine, fruit, chocolate, and a well-stocked tea and coffee station. This has consistently been highlighted by guests as a “thoughtful touch” and often sets the tone for their entire stay. It is not about being extravagant, but about making guests feel considered the moment they walk in.
Another key factor has been how I interact with guests during their stay. I have learned that guests appreciate a presence, but not an intrusion. A simple “hello, hope you are settling in well” or a quick check-in asking if everything is to their liking goes a long way. It creates reassurance without being overbearing. Many guests have actually mentioned that they enjoyed the balance, where they felt cared for but still had their privacy.
I have also found that communication after check-out has been very powerful in building long-term relationships. Keep your property free of many things. If it looks cluster it can reduce your rating.
Good mattress gives good comfort and more rating.
Ensure the house is warm enough for your guests.
Respond on time to their concerns.
Welcome pack can make a huge difference
The first thing people notice is how clean your home is. It needs to sparkle, and not be cluttered with things on surfaces!
Whenever you message them, do make it personal and reflect back as to why they are visiting and mention it again. If you know it's someone's birthday, have a little basket of happy birthday stuff there.
Even when describing your place, make it personal. "It thrills me to be able to share my little slice of heaven with others to enjoy" Don't be afraid to call it "your home" that you are "sharing with others". Sometimes listings seem cold to me.
Great pictures that are accurate go a long way, no surprises! And I add a floor plan to give the guests a feel for the space.
