Navigating Tuscany’s Short-Term Rental Rules as a Foreign Owner

I often meet foreign homeowners in Tuscany who feel confident about hosting but a bit unsure about the practical steps required here — things like getting the CIN (Codice Identificativo Nazionale), setting up Alloggiati Web, or understanding when a SCIA is needed.

 

If you’re new to Tuscany or recently bought a second home, here are a few simple reminders that help keep things stress-free:

  1. Every property used for short stays needs a CIN issued in Tuscany.
  2. Guest registrations for police purposes go through Alloggiati Web, and the setup can feel unfamiliar if you’re not used to Italian bureaucracy.

  3. Some municipalities require a SCIA before you can legally host, while others have lighter steps.

  4. The Toscana Region portal (for tourist arrivals data) is separate from Alloggiati — something many new hosts are surprised to learn.
