Bad reviews and penalties

I have a rating of 4.2. I think its going up to 4.3 but Air BnB are threatening me with penalties. How does this penalty system work?

 

I have now started telling my guests about this and asking for a 5-star review, explaining that I may be penalised if my ratings drop further. I dont like asking but I think ites nessesary to ask and inform the guests of the situation. 

 

I have of course taken feedback on board. One of the main issues is when there are two sets of guests in the flat. In one party in messy the others will not want to leave a good review on cleanliness. I would love to hear your experiences on this. Has anyone actually been penalised by Air BNB?

I see you have over 130 reviews, @Jo133, so not reaching a 5 star rating from an occasional review should not affect you too much.  However, if it is a trend of many reviews being below 5 then Air BNB might remove your listing.  Many of your guests are very happy with your hosting and you personally are complemented.  Ironically when you rent out your second listing which is your own bedroom, you are not there to address issues immediately.  Your toilet flushing issue has been mentioned multiple times.  Perhaps this is out of your control, but this is a basic amenity.

 

Maybe you should reconsider renting your bedroom while you are traveling so you can be available to manage quality control.  Just a thought...
