Block / decline guests that have left 4* review ?

In any normal world, 4* would be acceptable, but in the parallel universe that Airbnb has created it pushes you one step nearer to the cliff. 

 

- I seem to remember Airbnb allows you to block guests - can't say I have ever found how to do it

- if it became common knowledge that hosts would block guests leaving 4* or below reviews, it might make the guest consider their actions...

Hi Pete,

 

Airbnb allows to block guest with 4* if you have the instant booking on (even so I don't know were it is as I don't use instant booking)

 

I don't know if I'm missinterpreting this but the guest "leaving 4*" to a host are Not penalized. The guests that Have 4* are the ones penalized (meaning that they can't do reservations everywhere).

 

Sorry if I didn't understand correctly but I want to make sure that I understand correctly.

No harm blocking but would a Guest who left an insulting review wish to return. There should be some way of flagging a Guests profile so for example they can no longer IB.

As ever, the 4* review is not insulting from the guest perspective - indeed the last one pointedly suggested she would return after congratulating me on my 'basic' but 'clean' offering 😞 Not sure we live any differently in the main part of the houses - it's almost 100 years old, so without gutting it we kind of adapt to older bathrooms etc.

 

The reality is that I wouldn't want her back for a fresh 4* review so why not block ?

 

If it became common knowledge that hosts would block anyone who left 4* or below it change the dynamic a little...

Airbnb reportedly tells guests when they solicit the review via email that 4 stars is "Very Good" and 5 stars is "Fantastic". Maybe report Airbnb to Airbnb for misleading it's guests, causing them to unintentionally harm hosts with a 4 star review. 

 

 

Ha that's cheeky and very funny cause it's true.

I have exactly the same situation. A guy left me a 4 star review after I went an extra mile and made him fresh Greek coffee and after putting up with him keeping the lights on all night, for two nights. How could anyone sleep with lights on beats me, but this is another story.

 

Long story short he left me a 4 * review. 5 star for all those items except the value. Value 4*. For God's sake, he was paying 25$/night in an excellent neighborhood and got special treatment from me _ the Greek coofee - and it wasn't good value?

 

After seeing that I texted him and told him he is never welcomed in my house and I blocked him. I was mad... Some people are just extra cheap. The bottom feeder. 

I love your comment. We are allowing them to come into our homes and bottom rates and they still complain. It is my opinion that the lower your rates the more you attract the worng kind of people.

I agree with you . I have a few guest that just complained about everything including not having a fire extinguisher and gave me a 1 for that. Lower ratings attracts the wrong crowd 

...but you should have a fire extinguisher...

 @Pete0 in the message thread with every guest there is a Report this User Flag. Click this, then it should ask you if you would also like to Block.

I do this for any guest that I would not like to have back for any reason. And a guest who thinks that a 4* review is really great falls into the category of a guest I'd rather have staying somewhere else.

(To be clear, the only review category that matters is the Overall rating, the other specialty categories i do not care about)

Gee that is drawing a tough line Kelly!! I would have 4 star guests back here again because some of them don't know any different...they have done as Airbnb told them and left you a 4 star 'great review' ......just not a 5 star 'fantastic' one.

I do like the challenge of turning a 4 star into a 5  and there is only one I would not like to take that challenge with......and she was an arrogant sod of a person!

it may be true that they don't know that they've done us "wrong" with their "it's all great 4* review" but with the new system a 4* review can do a host great harm. (I'm currently booking about 70% of my nights with HomeAway, 30% of ABB guests don't leave reviews, so every ABB review I do receive has a great deal of weight to my SH status)

So, it's just not a chance I feel required to take. (and I'm kind of with David, is a 4* guest really going to be beating a path back to my door?)

I'm as booked as I want to be, so I guess I'd rather take a chance on a new happy guest rather than seeing a repeat only mostly happy guest (again, to be clear I'm talking about the overall *, not someone who picked one of the minor categories to be 4*)
