Guest did not check-in, with late notice of cancelation

I have a guest who was supposed to check-in yesterday. On my way home to check her in (this is at 430pm, check-in is at 5pm) I receive a message from her stating she will not be able to make check in for this day. I told her that is fine, but to be clear I am not available for the rest of the night. So here we are today, check-in time is supposed to be 5pm again. I receive another message stating that again she will not be able to make it and would like to cancel the whole trip. Her reservation was for 4 nights, which are now booked on my calender. My cancellation policy states cancellation must be done 5 days prior to check-in ( the moderate setting on AirBnB).

 

I am just wondering how much money I will still get for her reservation. It is clearly too short of notice to be able to get someone else to book for those dates so I think she should be liable for the full stay. I read that it may come down to her getting 50% back still though, which would not be acceptable in my opinion. I have now requested to leave early from work 2 days in a row for no reason. 

 

This is quiet frustrating.

Hi @Matthew21,

 

She will not be refunded for the first two nights and she gets 50% back for the nights not stayed 24 hours after she cancels so you calendar will be freed up and she will probably only get refunded 50% of the last night.

 

At the end of the day, this is not a bad deal as you may also get the cleaning fee and you do not have to clean.

One more thing Matthew,

Did she ever cancel officially? If not, I would ask her to cancel through Airbnb. The reason I say this is because if she cancels, she cannot review you but if she doesn't cancel she will get to review you as it appears she stayed there as there is no record of cancellation. I hope this makes sense.

Hi - This exact situation just happened to me, but I did ask her to cancel through AirBnb and she did not. Her reservation was only 2 nights so it didn't hurt me BUT now she has the ability to leave a review and I don't know what to do. Any advice on having AirBnb cancels this reservation for me? The conversation is all within the message history. Help! and thank you.
