Question: Should the host leave immediately upon the guest's request for privacy purposes?
Last night my neighbour reported me something wrong at my house.
Then this afternoon I stepped into my house.
What I found was a glass full of cigarette ash in the kitchen w the extracter fan on, some ceiling lights on, the car garage door open and so forth.
My ad cleary says non-smoking policy at home, only outside (garden) smoking is allowed.
When I came back to my house in the evening, one of boys popped out to the garden with my slippers on.
I said that this house is non-smoking inside and so forth, and I turned up for my neighbour's report.
I looked for the person who booked my place. But he was not there, but in the place thousands miles away.
Having found the original booking person was not at the present, I asked who they were.
They thought they were only the guest and no one was there except them.
I said this is my house and I told the reservation person there were no other quests except them, but I did not include myself.
I asked for some compensation for the glassware, which they used as an ashtray, but actually a glassware for nibbles for parties.
(thus, no cigarette ditch or hole to hold/put any tabaco on the edge.)
Also, the car garage doors were left open, which my neighbour reported.
For the house security purpose, I requested them to close the garage door.
They became really aggressive after me pointing them out.
Then, they started mentioning my sudden entry to my house was illegal.
For this reason they requested me leave immediately (the time was around 22:30pm), as I already decided to stay over to see my house is safe and no-smoking rule is compliant.
But they banged me on my room door and opened the door.
1. My place is not on loan for the entire house.
This is cleary stated in my description. Only for some rooms.
Other rooms were locked out for my late mother's memories.
2. I am the owner and an administrator.
Still Cannot I gain any entry, even my neighbour reported to me?
They cleary told me they did not want to stay at my place with me (of course I planned in my own room, not the room for guests).
Then, they argued if the owner stepped in, he needed to mention on the ad, which is understandable.
But in this case, my neighbour reported to me and I urgently stepped into.
3. Smoking at a Non-smoking house
They started reacting agressively after I pointed this out and showing the picture of their cigarett butts.
4. One guest went to the garden and outside with two pairs of my slippers on
To hide all the above, they started nagging on my presence at the premises for their privacy.
They threatened me if I did not ignore all the above, they would give me a bad review.
This person had 10 histories to lodge through Air BnB, whereas he has subscribed since Aug 2017.
My place is his second experience to stay at some accommodation through AirBnB.
Please advise me what to do about these guests!
I still want to claim the replacement cost for slippers and the glassware they used as an ashtray.
Thank you very much in advance
First things first.
You need to decide what you want.
1. Do you want to cancel/evict them and risk losing your money?
2. Do you wnat to keep them and risk losing your money?
You've been dealt a bad hand. Once you knew that were trouble (they were not the reservation holder and they were trouble) I would have called Airbnb and kicked them out. It seems you chose to drag out the unpleasant inevitable. Painful..
Having browsed some already posted answers to deal with such situation, I was not able to find practical solutions.
I am pretty new (as I joined here in Aug 2017). That was the reason why I asked for your advice.
Thank you for your advice.
I was wondering if there could be any black list for this type of guests.
The reason is that the reservation holder gave me a threat.
He told me basically:
(1) all the conversation was recorded, which I guess could not be true (maybe true);
(2) he will write a bad review otherwise;
if I wish this thing are well treated by them, they do not give me a bad review result.
Thus they need my mouth shut for their future use at another place.
Their conditions:
A. Four persons use
During their stay the number of guests may vary, and definitely not the same persons stay
B. No live-on landlord or administrator and no one visits like me
I did visit upon my neighbour's call
C. Car park lot
For a small-sized car
D. Not many reference required
They do not want to disclose their true colour
D. One week stay from Monday- Friday (sometimes including Sat)
E. They will move around in Kyoto/Osaka area in Japan.
Not true. i got a similar situation, worst as the police got involved, I called Airbnb in the middle of the night, waiiting one hour over the phone with Airbnb, and Airbnb let me down. You cannot evict them right away. Airbnb have to evaluate the situation, talk to the manager upon HIS or HER availability. Your home has time to burnt down before Airbnb do something. Be ware but be safe.
Call AirBnB immediately.
I think I did. But I found my password got bit funny. I just hope my report to Air BnB was not intercepted by anyone.
The whole thing can actually stop at 3rd party booking. Those are a no-no, and almost always trouble. If the people in the house are not on the booking, they are not transient guests or renters, they are only trespassers via fraud. If you ask them to leave and they won't you can probably call your local law enforcement officers. Not sure though, different country and whatnot.
The original reservation holder told me that his junior colleagues stayed at my place under his name.
This is one factor that they did not know my house policy (non-smoking) at all.
Secondly, they believed the entire house was for them, although I clearly mentioned some private rooms only for rent.
Even in Japan, the altered lodger could be a tresspasser in accordance of the relevant laws.
Thank you very much for your advice.
My concern is if I could claim them the fee I had to stay at an internet cafe to stay over a night (now after being kicked out from my own house).
Tell them to leave immediately. Contact Airbnb. They are not the guests that booked. The person that booked is not there and this is not permitted by Airbnb. Next, call the police to have them evicted.
Again not entirely true. If the invaders contact the registred guest who manage to come back before the police, the police will up-hold the contract between Airbnb and the guest. The host is out of luck in this game, especially as this cat and mouse game can be played repeatly while Airbnb will put you on hold, waiting...
I would have booted them out first, deal with the paper work second.
Hello Arisa,
Sorry you had difficult guests. It is againt the rules to threaten others about leaving a bad review. Here is the Airbnb Extortion Policy.
When this happened to us a few years ago, we reported them to Airbnb Support and they were kicked off of the system.
Good luck, Marc
Linda and Marc,
Thanks for your advice.
What I am fearing now is they hijacked both my email and AirBnB account.
No reply from AirBnB has been delivered to me, although I received their acknowldgement email, which saying within 24 hours I am supposed to receive their reply.
When immediately after I was requested leave my house, of course I messaged what happened to me to AirBnB.
