HUGE DECLINE IN REQUESTS AND VIEWS

 

I really would appreciate all help and insight with this ...
we have 2 listing s of different sizes and facilities...have been hosting for 15 months (and superhosts for 12 months ).

 

 

Recently I had to decline several short term requests  without realising if too many are declined then airbnb penalise heavily.

I do understand their policy, I would have loved forewarning so I could have educated myself better about the consequences and an alternative way to manage the calender for those dates.

I now know about snoozing the calender.

 

So... what would people suggest to start getting back into people's search filters ...basically to hear from the world out there again??

Its totally quiet( before we would get several requests and bookings each week!)

We are coming into summer (Queensland Australia),the festive season and long school holidays!!

It's always useful as a host to have a plan to drive traffic to your listing, particularly out of season.

 

Do you have a marketing plan in place to promote your listing?


Have you spoken to your local tourism people to see how you can work with them to promote your listing (for example could you advertise on their website) (what can they tell you about footfall for properties of your type)

 

Do you promote your listing through your own blog/social media etc

 

Have you spoken to your local university/large business to see if you can advertise your place (if it appeals to your market0.

 

In marketing terms look at

 

1. What do you want to achieve ie occupany for 48 weeks a year

 

2. Who do you see as your typical target customer - age, social demographic, where do they come from

 

3. What can you offer that your competitors can't

 

4. How do you reach your customers - this is the more tricky bit (what channels would they use to make a decision about which property to stay in) for example advertising on local tourism and accommodation sites, partnering with local attractions/businesses etc

 

5. What channels do you have - social media,  BNB, blog, spreadsheet of past customers - you can send special offers for them and their family/friends

 

6. Measure what you do - what has brought you in most bookings, what hasn't worked so well. Do more of what works and less of what doesn't 🙂

I understand that now that I have spoken to airbnb ...

I am looking for suggestions etc to get seen again...

On airbnb you will have to play the waiting game and give way to the competition.  You will slowly, but surely make your way up the rankings again.

The only way I can think of would be to list on more platforms and follow the suggestions above.

Sorry you didn't feel the suggestions I gave you to drive traffic to your listings helpful.....this is turn will help your listing become more visible.

 

However do have a think about them (I head up communications and marketing for my day job) so they are based on me knowing a little bit about what I am talking about 🙂

Ha Mandy that is funny - "that you know from your day job" cute - but the lady asked about the listing on Airbnb - so while it is interesting ...................

 

I dont work, I just have listings (well I work at that hard) so maybe I know .... too.

To improve your visibility in searching you have to change your calendar everyday, change photos and description in your listing fairly often and what really helps is lower your price significantly (temporarily, of course), because i have the feeling the price rules

them all :-).

I raised my prices considerably and got more bookings than the year before.  Better guests, too.

It is a completely different issue. To raise your price steadily and have more considerate guests and better reviews is more long term policy, but we are speaking about quick fix in low searching visibility and since visibility is connected (beside other factors) with amount of accepted bookings the most important thing is to have quickly some new bookings, hence the necessity to temporarily but considerably lower the price. You need some action in your listing to be visible the more clicking, reqesting, booking, adding to wish list and so on the better.
