How do you handle emergencies?

We host a few properties in Toronto, and are wondering how others make sure they are up or have someone available at all times in case of emergencies, like a party or guest lockout? We had a management company in the past who said they handled it but that turned out to not be true - we had to go change locks in the morning and guest got a hotel. Any services you know of? Or a night worker co-host?

When I travel it is a member of family (and business partnership) that manage efficiently the listings and help anytime if some guest need help.

You have to find a co host. Ask for references. Negotiate the the price to pay and what he have to do, even in case of an emergency.
