Low Response rate warning based on enquiries or time periods that are not available.

My concern is that folks are not reading our calendars correctly.  We keep them very up to date but still get enquiries for dates already booked.  Or enquiries outside of our minimum booking requirements (due to strata regulations).   How does one work around this?  Do we have to respond to enquiries where it is quite obvious they haven't really looked at the listing completely?

Thanks!

Inquiries / request for information :

You are just obliged to answer within 24 hours to keep a high response rate.

Request for reservation :

if you are willing to accept them , you can pre approve their request within 24 hours .
They won't book anyway because it is not their dates.

In this case , their CB is debited and they will be obliged to cancel and pay airbnb fees (very efficient to learn the lesson).

Or you also can decline their request for reservation within 24 hours.
