Hey guys i need some help.

Ive just got a new reservation for a whole month but it stands that my discount is more the 50% ..i was looking for a monthly discount option and it s 0% ..so im confused now.

There are several places a discount can be set.

Mabe you hae set a fixed price for the specific months ?

See discount section, "custom discounts"

I was looking everywhere and i have nowhere found that i offer 60% discount on monthly rent...its crazy...

Ivo, please follow these steps.

 

1/......Go to your home page and from the toolbar at the top of the page click on 'Menu'!

 

2/.....From the drop down box select....'Listing''!

 

3/.....This will take you to your listing editing page. From the menu on the left side of your page scroll down to and select......'Pricing and Availability'. 

You will now be faced with a page that looks like this........

4/......Set the nightly price you want to charge for your listing by clicking 'Edit' and putting in your base price. You will be able to put in extra charges later for extra guests or cleaning when you come to the 'Extra Charges ' section

 

5/.......Turn off 'Smart Pricing' until you fully understand how Airbnb uses this feature to automatically adjust your price!

 

6/......Click 'Edit' and set the currency you wish your listing to be displayed in a general Listing search.

 

7/......Next you will come to the 'Discounts' section. Ivo, my recommendation to you is to do as I have done and not set any discount. Discounts are open to abuse both on the guests side and on Airbnb's side as well.

From the guest side, the guest will book a stay for a 15-30% 'length of stay' discount, and half way through cancel the remainder of the stay and get refunded at the discount rate and the host is forced into accepting a discount night payout for a stay that did not qualify for any discount.

From Airbnb's side your property will never be cheap enough!They have no interest in whether you make money or lose it, they just don't want their service fee to escape, and there are numerous instances here where the Airbnb automated system automatically applies some completely outrageous discount to a booking and then tells the host it's up to them to continually monitor their pricing.

 

I do not offer up front discounts....I do offer discounts but at the conclusion of the stay I will send a refund when I can properly assess what discount might be appropriate for that stay, and I state that in my house rules.

 

Ivo, take control of your listing, don't let others manipulate it, my suggestion to you is to follow the steps above and turn off any set discounts, and remember to click 'Save Changes' before you exit that page!.

 

That way there is no chance of this happening to you again!

 Hi @Ivo517 , I'm so sorry to hear about this. Are you still experiencing this issue?

 

Another user had the same issue and received instructions from Airbnb CS on how to fix this. It can be that there's a discount applied under "Monthly Discount" but this won't show until you click "Edit". You'll have to then manually remove that discount as well.
