Hi! I am new . My apartment is APARTMENT JASMINA.

I am from Dubrovnik Croatia.

My problem first three reservation. So far i have one. 

It s pretty hard to book or even start comunicating with the customers in this period.

Hi I'm a new host , 

 

My first guest will be arriving August 15th any tips or suggestions? All so I have alot of foreigners that are booking I'm a little nervous about accepting them. If they are checked as verified are they safe to begin my home?

I new to Airbnb and I own a timeshare here in las Vegas just wanted some advice as far booking and payments or any helpful advice

@James1165  Being that it's a time share and available for short periods of time you do not want to use instant booking. Guests will need to request to book and you need to make sure you have all the days it's not available blocked out. Regarding payments, AirBnB collects the money and pays you the day after the guests check in. New hosts the money can be held for 30 days before payment is released.

What about new year's eve, people are trying to book those days @ the rate it is now will Airbnb raise the price or should I raise the price

 @James1165  Turn of the Smart Pricing it isn't very smart at all if you are using it. It prices you way to low. You want to set up the prices yourself and always charge high on the holidays. Your current price of $150 is fair for 2 guest charge an extra $20 each for guests 3 and 4. Get rid of the Flexible cancellation policy you end up with guests making last minute changes and cancellations after blocking your days. Go to at least a Moderate policy so the guest has something to lose at the last minute and won't cancel or change the reservation. I would double your nightly rate at least in Vegas for New Years Eve. From December 21st to January 5th I would also bump up the daily price to $250 with the exception of New Years Eve I would charge more for that. I would also set a minimum night stay of 3 nights for this time frame.

If I turn smart pricing off Airbnb says  I can't change the prices during events and holidays is that true

@James1165  Absolutely not true, who is telling you this. You can override the price manually on the calendar anytime you want. Set a base price of $150 and then add a weekend price also that is $20-$30 higher than the base price.
