Occupancy in Cape Town City Bowl

Hi there

We are renovating a one-bedroomed garden flat on our property in Vredehoek and have to decide between listing it on Airbnb or doing long-term rental. I have read that in Cape Town average occupancy is only 27 nights per year (2018). What is your experience? Do we have too many Airbnb listings in the Cape Town city bowl already and should we rather look for a long-term tenant? We were rather excited by the idea of meeting travelers from all over, but it has to be worthwhile financially since we need the income.

Hi Erika, I can't speak for Cape Town but I will say Durban North has been worth it.  Having had awful experiences with tenants in the past, I took a leap of faith with Airbnb, I have been hosting for one year, having hosted approx. 50 stays ranging from 2 nights to 11 nights.  Recently received my 4th superhost. Have met amazing people and made many friends. It's hard work and you have to have a genuine affinity for people.  My advice to you would be give hosting a try, if it doesn't work for you, then go the tenant route...  Good luck! Colleen
