I used to lower my prices drasticly in the summer and have long term temporary tenants (three months) and also some travel nurses and people looking for temporary accomodations years ago but lately (last several years) there has been very little interest.
Also people who are looking for good deals in the Phoenix summer heat may not be the type of people you would want at your place so I am not recommending that you do that without carefully checking them out and vetting carefully.
But now I close up my apartment for the summer (June through October) because of that and also the extremely high cost of electricity (air conditioning) and all the services like cleaning, yard and windows.
Aside from the regular sugguestions like better pictures and amenities, the only suggestion I have is super low price - a bit less than hotels charge along with careful vetting.
In addition I have used other free rental listing websites - you might try that too.
