Only one bed but three guests

Hey guys,

I just recently received an inquiry from a group of 3 who want to stay at my place. I have one queen sized bed in the private room, and a couch in the family room.

They messaged me saying, "Is there only one bed? We have three people."

My place is big enough to accommodate much more than two people, but it's just a matter of whether or not they are comfortable sleeping on the ground or the couch. How do I respond in a manner where they don't get offended by my suggestion/options for the third guest sleeping somewhere other than a bed?

Just be clear: There is one bed. If you are happy to have guests on a sofa or airbed, then offer that but now you will need bedding, laundry etc so I would definitely set an extra charge for extra guests. Since you are new, maybe start with 2 guests? You can always tell then to find a place which has three beds if that is what they are looking for.

Make sure that your listing states clearly that you have one queen bed and one couch, then they will know exactly what accomodations you are offering.

There is a drop down menu where you can just click on the type of beds offered, but also have a sentence in your description, such as:

I have one queen bed that sleeps two, and one couch that sleeps one person.
