My entire airbnb account has stopped getting booking in the busiest of busiest of busiest season.
I also see that I am not getting booking for immediate dates where as I do get some inquiries for latter date. I contacted airbnb several times but they respond with the same script that my listing is showing up. The city is packed, I am priced right but entire airbnb account do not get booking. Due to this two of my listings are empty and it is really concerning. I asked the airbnb tech team to look at it. They don't care. How to nudge my listing. I hope you all click on the link so it gets boosted up a bit. This is my peak month to make something.
@S31 I am sorry to hear that you aren't being able to get any booking during your peak season.I would advice you to reconsider your checkin time in order to get more bookings.I have also noticed that from the 28th of August 2018 till 1st January 2019 you are allowing only a minimum stay of 160nights.If this is a mistake please check and update your availability.Goodluck!!!
August end is places for long term booking in purpose. I have problem receiving booking for immediate night when city is packed and nothing is available and my place is available with no inquries. All of July is empty except few nights and minimum night is set correctly.

Something should change if not satisfied with present results.
I would do a few things right off the bat:
A. Show a better picture of yourself, to evoke more confidence on the part of onlookers.
B. Use your opening salvo in your presentation more to sell yourself and your place, since dragging a potential guest inside the door should always be the first step. Perhaps best to leave that long tutorial list of How-To-Book FAQ's as a follow up to an inquiry.
C. Re-consider price, is it now too heavy, due to new competition? Btw, it changes mysteriously from $249 > $279.
D. Your offering morphs from semi-nightly to long term I gather, but the calendar was hard to manipulate to execute the long-term option, the dates tended to dissappear; perhaps it is a glitch only at my end.

Perhaps increasing competition requires you to improve your marketing.
Streamline your listing. Do not open with an advisement about 4-day booking.
Perhaps create 2 seperate listings: one for short term stays now, one for long term stays later.
Get rid of $35 offer, it doesn't belong in listing, but lower or perhaps in messaging.
The differing week-end cleaning fee is a shock. Anything non-standard is a red-flag.
Just price your weekend higher to cover this cost.
Sell first, details later.

You must cleanse your battered soul from your one bad experience with a handicapped person.
Ask Airbnb to remove your response to to Brandon. It shows you in a very bad light. Your obsession is reiterated in your House rules rant against handicapped people. Just say "Sorry, not handicap accessible. Cannot accept any animal."
Reconsider your use of MUST. Better to ask guests for quiet in the common area, not demand.

HI I just went to Boston and had a hard time finding a reasonable accommodation at the price requested. I would not have paid your price. I wonder if AIRBNB prioritizes newer listings? Have you offered a discount. I also have similar problems with bookings this summer. Partly, because I tried to get longer stays. Also, if you see hosts lying about their location and ammenities which are decreasing your reservations and ability to get a booking you should let airbnb know. Here is a listing which shows lakeside but it is of a park and the host does not mention it.
