Hi @Mel140.
The only advice I can really offer, from my experiences is: research and know your market and what your homestay is worth.
- Once you decide if this price is to be the same or different across high season, low season or shoulder season the that’s a starting point.
- Do you offer weekly or monthly discounts. If so, will this change your pricing to a range which is acceptable?
- depending on the time of year, you may negotiate a small discount... but beware.....
Too often guests who don’t want to pay your price will mark you down on either location or value, when it come to the infamous “review”.
I have found guests who want a discount... will subtly want to push the envelope in other ways... it is a personality trait.
Summary:
Know your market, know your value and your listing’s value.
- stick to your guns
👉🏼 Thank them for considering your homestay, but the best thing is that there are many options, regarding types and price variations across the Airbnb rental platform. They are sure to find something that suits their needs and requirements. You will wish them well, because you do, with their future chosen accommodation and upcoming holiday....
