Trouble with last minute bookings

I recently accepted two reservations that came in at the last second on two seperate Friday afternoons. I normally do not take last minute bookings but being in "off peak" and the weekend rates being higher I reluctantly accepted. Both people were looking to "check in as soon as possible" and were "just around the corner" or "only an hour away".

 

The first person I let in had several more people in the party than indicated, had several cars in and out during the weekend and smoked just off the edge of the property depsite my requests to not smoke anywhere near the home or where my children play. Eventually this guest left and depsite being leaving the home slightly dirty and taking ALL of my sample size products (we are business ready) they did no damage and left on time. 

 

The very next weekend I had a smiliar last minute request but was out of town so I declined it. That same person inquired again the next weekend and I thought it couldn't possibly go badly again - but it did! This guest closed all of the shades and doors, had several cars come and go and was smoking just off property. She asked to extend her stay to which I said absolutely no. We are no anxiously awaiting her departure.

 

My question is - has anyone had similar things happen? It seems suspicious to me that both guests acted peculiar, came in the same way and had similar behaviors. Do you think my property has been highlighted to a community that is transient or illegal in nature? Maybe I am overreacting but my gut says something is definitely "off" with this sitiuation.

 

I definitely won't be accpeting last minute requests anymore!

You rule is no smoking on the property, which both sets of guests fully adhered to. They smoked just off the property - the eqiiuivalent of nippinig outside your office and standing on the pavement for a cigarette.

 

The only issue I can see that breaks any rules was the first guests who had extra people to stay that were no disclosed upfront. Just be sure this is not because you have set a listing number and then indicate no additonal charges for extra guests.

My concern was less about the smoking and more about the strange behaviors with cars coming and going at odd hours. We've hosted many tarvelers and these two bookings are definitely out of the norm. We discovered last night after the second guest left that she had smoked inside the home. It smelled so badly we assume she did so all three days of her stay. 

 

I'm suspicious something illegal was going on. It's made me very critical of guests inquiries now. I dont know if thats a good thing or a bad thing.
