Why is my listing on the 4th page?

I'm a Superhost and my price is set to smart pricing but nothing seems to move my listing up? There are plenty of listing that are new or only have a few reviews or bad reviews that are listed ahead of mine. Can someone please explain how this works?

I too discovered this, in fact you couldnt even find my listing. I have found that if the requests slow down if you go in and make changes to your listing it seems to kickstart the bookings again. I usually just change the title of my listing a little,  change the infomation around, change the price by a dollar or update the photos. 

@Bryce-and-Steve0 trying to figure out how to improve a listing's search ranking has got to be one of the most asked questions by hosts. (Possibly only behind "I canceled a booking; why is my calendar is blocked?")

 

Just search this Discussion Board for "Ranking" or "Listing Ranking" or "Search Ranking" or "Listing Visibility" and you will find a lot of lively discussion about how the rankings of listings is done.

 

I looked for your listing, and when the map had 158 listings on it, yours was #95 (page 6).

 

No one outside AirBnB's search algorithm group can answer definitely, but I am happy to share what information I have been able to gather.

 

AirBnB is deliberately vague on how ranking is done. Here is their information page about it:

If you don't have time to read all the links, here are some highlights (in no particular order):

  1. Instant Book: Very Helpful
  2. SuperHost status: Not supposed to be a factor.
  3. Being the kind of host that *is* a SuperHost: Definitely a factor.
  4. Tweaking your listing every day: Not Helpful
  5. Being put on lots of people's Wish Lists: Very Good
  6. Getting clicked on (views): Good
  7. Receiving inquiries: Good
  8. Competitive price: Very Good.
  9. Declining people’s booking requests: Bad
  10. Positive Ratings from Guests: Good
  11. Having lots of reviews: Good
  12. Being a new listing: Very Good
  13. Being responsive to guests: Good
  14. Cancelling a confirmed booking: Very Bad

Also: be aware that the way the search results are ranked can vary from one guest to another. Just because you are high or low in the list for one guest doesn’t mean you will be in that position for ALL guests.

Thank you do much for your very thoughtful reply! I will dig through all that info! Just one more question what is the difference in #2 & 3? I thought Airbnb listed one of the benefits when we got Superhost is that it would rank us higher but that’s really not helped at all. I feel it’s hurt our ranking if anything.
