Dear Fellow Airbnb hosts.
This is Kyle from Chelsea New York City. We have such great guests and have such a positive expierence offering our extra bedroom.
We joined around the 4th of Oct. and then around 10days we booked 90% of the available dates in October. But in the last 3 or 4 days we have not booked any new guest. We're wondering if anyone else expierenced this euphoria. Brought back down to earth.
I was completely booked for about 8 months, but now....November is available 20 days😒
@Kyle35 New listings are given a bump in search results for the first few weeks. This is done to give you a head start on getting some bookings. We old timers call this the "honeymoon". I think that any listing in Chelsea is going to get bookings, especially now that the NYC inventory is about to take a massive hit. Any listings left will get booked right up.
might be a blessing in disguise: renting out constantly could get old real fast and burnout could follow before you know it. I see that all thursdays and fridays are blocked in November, my experience is that people mostly book fridays and saturdays, but perhaps not where you are?
maybe use the open dates to fine tune your listing a bit. i would like to see a bit more in your description, also perhaps upgrade from an air mattress to a solid mattress, and have a light available next to the bed - I bet on the long run that will guarantee you good ratings and customer satisfaction. good luck!
And to all the above I agreee - there needs to be a bit more 'love' to the listing.
It looks very lacklustre , honestly, as if you don't care really.
The walls are naked, there isn't even a mirror (most women love mirrors, helps when getting dressed etc.), there's no hooks on the wall for hanging up a jacket etc, and yes, a reading light is not a luxury. You don't have to spend a fortune, but have the room show you care and they will come.
If you yourself lack the imagination, ask a (female) friend with more than rudimentary living needs to have a peek and give a couple suggestions 🙂
You need to have better desciprtion and pictures. IMO picture of the baseboard/corner/bed/floor is not very appealing. Your description says real bed. You should state in your details that it is an air mattress on the floor so people know what they are getting for sure. And you should definaltey state you have a dog. You should also offer extra blankets. No matter your temperature everyones is different.
The pics display a bland offering.
You are lucky, @Kyle35! The locations seems a great feature for your listing and all the tips from the other posters here can really make you get those bookings coming back in!
To add to all the good advice here, please consider also adding more details to your profile. If I stay somewhere that is not a entire property, I want to see a bit more about who the host is. A little bit about yourself, what you like about NYC, where you have travelled, etc. You can get some great inspiration by just looking at the profiles of the people who have contributed to your post so far!

I agree with @Andrea and the other responses.
1. Complete your profile so your potential guests know something about you (instills trust)
2. You need to make your apartment look more welcoming - you say you provide a proper bed so provide one. Have proper blackout curtains/blinds and have a nicely decorated room/communal areas and decent quality duvet/bedding. Have photos/candles/ornaments to brighten the place and help people imagine themselves staying there.
3. You have received feedback on your reviews but haven't responded - thank guests for their reviews and let people know how you are going to improve things.
In your situation I would snooze your listing (put it on hold) while you make improvements and then get some decent photos done.
