I get tired of the frequent (almost daily) emails and messages from Airbnb asking me to lower my price. Today's message compared me to ten "similar" properties. Thought I would pass this screenshot along to those of you who think prices actually need to be lower and we need to make less profit. Just to be clear, the house on the right is mine. Look at the compared booking rate and give me a good reason as to why I should do anything but go UP in price. Despite what the chart shows, our actual booking rate was 94% for the past 30 days and the yearly average for 2018 was 91%.

the price algorithm of Airbnb is completely wrong. It still keeps on suggested me about 20% lower than my rate based on "similar" properties. Since 2 years in that place I have even never rented it at a such low price. Still having great occupancy.

Henry and I look at that comparison when we need somthing to laugh/joke about. The tips are sooooo~~~~ ridiculous it's not worth getting upset about 🙂
@Tim-and-Holly0. I too received this email today and like you, I am wiping the competition in both price and occupancy percentage. I use these opportunies, snarky emails that insist I could lower my price more, and pats on the back. "You go 86%-during-the-slow-season-girl! Continue to make your guests happy AND make money. You rock!" And then I go back to my real life.
Laugh, and move on!
Lower your price and you'll start getting cackheads, squatters and other undesirables.
I remember being suggested to lower the price of my studio to 6 € / night. We all know 10 € is the lowest we can set ! 😄 😄 😄 😄
(not to mention I would get more from long term tenant who pays extra for utilities and use his own sheets and towels)
@Tim-and-Holly0: I ignore most of the Airbnb messaging (especially about pricing). Just do your thing if its working for you.
The messages are all marketing to make a profit for AirBnB, not the host. You can't, and shouldn't go below your operating costs. Ignore. Stick to your business plan!
and now even MORE insulting - a huge message in the dashboard to lower my prices - which does not allow deletion. I have no choice but to get rankled everytime I need to go to the dashboard. At least I could just delete the email messages. And it is soooo wrong - of course they are not aware of days we have blocked because of bookings from other sites, but they dont even have the ability to recognise linked airbnb listings - so I may only have 2 days free for the month because linked listings are booked but they claim they can increase my bookings by 70% if I reduce my prices to backpacker hostel rates. This is a topic that has been going on for SOOO long that they obviously think they are helping. I so wish they would employ some business analysts in the IT department that can review any changes made by propeller heads actually make sense.

@Wendy117 I've had "You only have 2 things to work on" and "You're almost there" on my dashboard forever- those are regarding the Work Collection, which I have never requested to be part of, and could never be eligible for, as the 2 things to work on are self-check-in and continuous high speed internet, neither of which is ever going to happen at my place. Not to mention I live in a destination tourist beach town and people come here to get away from work.
Yes, I hate the new dashboard notification too. Telling you how you could increase bookings by changing your cover photo, adding a co-host, lowering your price, etc. It's ridiculous.
EDIT: It actually says each tip you complete will get you 15% more VIEWS! Are they denying us views unless we complete the tips??
My price is cheap ($40-$65/night depending on time of year and how many bookings I already have) and my occupancy rate is 90-95% in the summer season and around 80% at other times. ABB suggests I lower my nightly price to $26/night to get more bookings. Hahahahaha! Always good for a laugh.
