Bear in mind that annual occupancy rates are going to be as useful to you as room rates, and they're more elusive because data-scrubbers can't distinguish between selectively blocked dates and booked dates. And of course, at the other end of your calculation you need to account for all the costs (utilities, insurance, maintenance, labor, and the value of your own time expenditure).
