Hi,
how is updating the price to create an offer working in terms of visibility in guests AirBnB search results ?
I have recognized multiple times, that my adjusted pricings are not coming up adjusted in the search results, even if the travel dates and quantity of travelling guests is entered for the search.
Though still selectedly lower priced listings attract more reservations.
But what is the AirBnB process behind it ?
I would have expected that if a host changes the price for a period, the adjusted price be showing up in the search result for that period.
A question also is, when a guests search spans multiple pricing periods, what would then happen ? I didn't see the average daily pricing for that search coming up in the search result map or list.
For hosting and travelling it'd be just what one wants ... to see the price in the search result that affects me.
But as it has been so far, I get to know the final price not before clicking the offer and there finding either the same or another price as shown on the map.
That complicates what a search intentionally is up for I'd say.
Is there more info around on how the AirBnB system works in this and how to handle it best for hostig and travelling ?
Regards Frank
Hi @Frank166
If you reduce the price (through a promotion or any other way) it should show the reduced price almost instantly in guest view.
If you search for your listing in private mode and reduce the price by enough, you can see it move upwards in the raw search results.
If this isn't working as you expect, you can post details of the dates and rates that you're promoting (perhaps with screenshots) so we can understand the issue better and take a look.
Hi Shelley,
thank you for your reply )
I have tested it again and althoug I have a € 49.- pricing since longer (more than 5 days) on the tested listing / date, it comes through as € 69 on the map and in the list.
I understand that there is a 14.2% AirB, which would go on top, but that would result in € 55.90 and not € 69.
So not sure ever since, how I can get this handled.
Hi @Frank166
You need to click the specific date that you are analysing on your host calendar. This will give a pop-up that shows "Guest Total*:
When you click on Guest Total, it shows you the detailed calculation that makes up the total that the guest sees. At the bottom it also shows the host payout.
In my case the Guest Total includes my nightly rate plus the cleaning fee plus the (roughly) 14.2% service fee plus VAT on the service fee. Yours will detail the items specifically applicable to your listing. Hope that explains the difference!
ah ok I see, the price shown in the map is the breakdown of the daily at the given total of the whole period.
Thanks for clarifying )

Hey Elisa,
thank you for checking into the case. Do you have insight to AirBnB processing of pricing changes / offers display in search results ?
