A guest wants to check out at 3 pm--- check out is at 11 am. Do you offer to charge him for the day, perhaps at a slightly lower rate? Or do you stay firm on the discharge date? Thanks in advance.
Listings are different @Luz688, so what I say may not apply to everyone.
I try to.book every night, so a late checkout (especially that late) would almost certainly mean I lose a night's revenue. I would explain this to the guest and give them a choice between checking out 30 minutes late as a helpful gesture (if you can spare it), or adding an extra night at full cost at the end of the booking. Then they can check out even later if needed.
Most well-traveled guests who have flights landing early or departing late, will book an extra night out of habit, because they take into consideration how the guest changeover system works at a hotel or short-term rental.
@Luz688 For me, a checkout at 3PM means that there is no time to have housekeeping clean the property for a potential 4PM guest arrival so I am losing a night. The latest I have ever agreed to allow a guest to depart for no fee is Noon, and ONLY if housekeeping is advised well in advance, i.e., not that morning.
If I were to allow a 3 or 4PM late checkout, I would charge the guest 1/2 of my night rate.
If I have no booking I would let them stay at no extra cost, If I have a booking I just explain I would love to allow it but cannot.
