Can we talk Vetting Questions?

Dear Experienced hosts, 

 

I've seen you guys mention vetting questions in the advice you offer to us newer hosts, and I have some vetting questions, but I'm thinking maybe I'm not asking the right questions. 

 

In my pre-book message I ask guests what brings them to the area, how many people will be accompanying them, what time they plan to check in. Are  there any other questions I should be asking? 

 

Would you guys mind sharing how you shaped up your own vetting questions? 

 

Thank you in advance. I'm trying to revamp my response to requests and pre-booking message questions and I'm looking forward to your insight

@Nur785 we don't have vetting questions as we use Instant Book. However after every booking we

1) Check the guests previous reviews

2) thank the guest for booking with us

3) If there is something odd such a 1 person booking our 3 bed place or someone local booking with us we ask about why they are coming.

Most people respond to our thank you with more info. In the case of number 3 it usually turns out to be a booking mistake (numbers) which is then corrected or we get an explanation of why they are coming.

If we are uncomfortable we would cancel the booking but it hasn't happened yet........

There is a function on IB @Mike-And-Jane0  where you add in your vetting questions. this is where I include mine.

 

Then if the guest doesn't respond or doesn't meet your critieria you can cancel penalty free.

I do use Insta-book, and immediately send my questions, if I am not comfortable with the answers I do call airbnb and explain why... they do not meet the stated rules, are not responding to questions --- concerned about ....... We have a brief time to request Airbnb cancel without penalty if there is a good reason.
