Difficult guests 2023
Evening all! Is it me, or are guests just getting more and more difficult? I've been doing this for 25 years!
Last weekend guests left broken toilet, broken shower rail, broken plant pot (someone had clearly driven into it) and piece de resistance a broken table! Client refused to reimburse me for any damages, wrote a blistering review. Airbnb came to my rescue!
This weekend I have music blaring out...they have promised to turn it down at 11pm. But when I confronted their pool party, I realise they have "extra" guests...I gave them a special price because the smaller cottage they wanted was not available. How do you check on numbers without security cameras?
Don't get me wrong, 14 out of 15 guests are great, fully respect the rules. And say they love my place!
Do I need to get tougher?

Agree with Helen3. CCTV is worth getting. Just showing you have cameras (properly disclosed on listing and placed only according to Airbnb guidelines), is a deterrent to unauthorized addl guests. This is especially true for larger properties.

@Emma-Jo0 We have a system whereby if guests make the same suggestion/complaint 3 times then we know we have total action. In your case the bed may be antique but do one will care if it is not comfortable. This will not help your reviews (revenge or otherwise) and your overall rating is rather low already.
