Do you have a specific Check In and Check Out Time for guests?

What are your designated times for Check In and Check Out and why?  Do you allow early Check In and Late Check Out?

Hi Eileen, 

 

Our check in time is from 14.00 to 22:00 and check out time is 11.00 am. Grace time till 12.00 . A solid two hours to get the property ready. 

 

Busy months it's difficult to offer early check in and check-out but yes we do allow the same depending on the circumstances. 

Family arriving early by train. 

People coming in for a wedding 

Unforeseen delays 

And more...

@Eileen462   Check in 3:00 Check out 10:00.  We don't offer early check in or late check out as we are normally booked back to back.  We will however offer it if the unit is ready before check in.

 

Another thing to consider,  if you are using a cleaning service,  they have a schedule.  They have put your home on the schedule once it became booked.  To notify them the night before that the guest would like a late check out is only going to anger and inconvenience them. 

 

If you love your cleaners, god knows how hard good ones are to find, don't spring late check outs on them.

@Eileen462  Check-in after 4:00 PM and Check-out before 10:00 AM.  Housekeeper and maintenance staff have 3 hours to do a complete turnaround including cleaning and refilling the hot tub.  

 

We try to accommodate guests, but generally do not allow for late check-out or early check-in.

We do checkin 3pm and check out by 11am. We do allow early check ins if the suite is ready. 

You really set them based on your cleaning/turnover times. Its best to give yourself some extra time on check in so if they staff runs into an issue with the cleaning, the guests are not waiting..

 

We say a 3pm check in - our staff is to have the property turned and ready to go by 1pm.  That 2 hour window allows us to have any last minute maintenance preformed that may have been discovered in cleaning and other such items.  In the past 14 years we have only not had the property ready to go by 1pm - 2 times. Those 2 times we needed the extra time to do some repairs/deep cleaning. 

 

Once the suites are ready to go, the guests are sent the text with their key code and instructions and are allowed to check in from that moment on.  That has been as early as 12:30pm before. We believe in letting the guests check in once the suites are ready- even if its 12pm.  I am not sure why people don't do early check ins if the suite/house is empty and ready to go. I know there are some that are very strict and opt not to - which is their choice, I would rather get my guests in and situated early in the day, then if there is anything they need assistance with we can do it right away.  But, every area and every property runs differently. I happen to be in a very busy tourist area so we are used to having to get our suites turned over in a timely manner.  I do firmly believe that the key to being efficient in turning your suites is to get the par for your laundry/comforters/blankets and such at a minimum of 3 turns. I keep 4 turns. So there is no waiting for supplies to come out of the dryer and such. As well, its not good to wash the terry and linen and put it right back in the suites the same day, wears them out faster.

I am zoned as a bed and breakfast- though - we are not the normal bed and breakfast- we have private suites, with private entrances, private decks, and such. One has a private sauna, Jacuzzi, catherdral ceilings, and more. Another has a home theater room in it. We have 5 suites - we are currently only renting 3. We have 'semi' retired 🙂   I was told that my Bnb could produce $55,000 - 60, 000 a year. I come from the hotel business, been in the industry for over 35 years and knew if I did it right I could get my property to make a lot more.

 

I was profitable after the 1st year,  and by my 4th year  my property was producing over $175,000.  I am so lucky that I get to get up everyday and do something I truly love - and I think for Air bnb hosts to be truly successful - they have to love what they do. Just my opinion.

 

I am very active in my community, have had a seat on the Visitors bureau board of directors since my second year in business, and still hold that seat.  

 

We don't cook breakfast any longer, that stopped with the pandemic, but when we did, our guests were given a menu the night before so they could order their custom breakfast and we did complimentary room service. It was a huge hit with our guests and we loved doing it.

 

When the pandemic hit, and we had to stop cooking breakfast, we took a hard look at what options we could offer. 2 of the suites do  have full kitchens, so those guests could cook their breakfast, but that didn't replace the breakfast we used to provide in our opinion, so we talked with 

2 of our local restaurants and decided we would give our guests a $20.00 gift card that they could use at either of the restaurants. They can  use it for breakfast, or lunch/dinner, whatever they wanted.  We do that at no additional cost to our guests. We did work out a deal with the restaurants that if I buy the gift cards in lots of $500.00 per purchase i get a couple free ones. 

 

In the end it worked out for all involved. It helped keep those 2 restaurants in business during the pandemic, gave our guests a replacement for the complimentary breakfast we used to cook and built goodwill in our community by us promoting the other small businesses in the area.

Happy to help you with anything I can.  Funny part of my story, my degree is in Accounting. I never had any thought about doing hospitality. Took a job at a hotel as an auditor to get experience in accounting, 3 months later I was promoted to front desk manager and the General Manager at the time started teaching me the business. It was a full service facility with banquet rooms, bar, restaurant and 160 guest rooms. He kept saying, you will have my job soon, and I laughed - not my plan told him - I am doing the accounting thing.  Well, he turned out to be right. Once I learned the business, I found I loved it, and 3 years later, the general manager retired and I took over his job.  I was blessed to have him as my mentor.
