Hi Keith,
I hope this message finds you well! I am reaching out to inquire about the possibility of hosting a birthday celebration at your lovely Airbnb property.
My friends and I are planning a special gathering to celebrate my boyfriend’s birthday on Friday, March 29th, and after browsing through Airbnb listings, your property caught our attention! We believe it would be the perfect setting for our event if you allow it!
We anticipate approximately 20-25 guests attending the celebration. Rest assured, we are a responsible group and will ensure your property is respected and well-maintained throughout our stay. We will adhere strictly to any house rules you have in place, and we are happy to provide additional information if needed to reassure you of our intentions. There will be no overnight guests aside from myself and my boyfriend! We will ensure that everything is clean when the event is over.
Could you please confirm whether hosting a gathering of this size would be acceptable at your property? Additionally, if you have any specific guidelines or requirements for hosting events, we would be more than happy to accommodate them.

Yes it was. I kindly responded telling her it would be problematic. I could not accommodate the request. Thank you for your input.

Hi @Keith872 

 

It's against Airbnb's policy to use Airbnb's for parties . 

It might be the guest contacted you as you advertise your place for 'gatherings' which is another word for parties .

 

would you really want 25 people staying at your place to party at your lovely listing that can only accommodate 10 with a high risk of damage/anti-social behaviour? 

personally I would just confirm that your property can only accommodate  10 and that only those who have booked can be at the property. 

I would also edit my listing to make it clear that any 'gathering' is only for guests who are staying at the listing.

 

I would also amend your house rules to say no visitors/parties are allowed

@Keith872  Scammers target new hosts. It would be a very bad idea to accept this booking.

@Keith872 we once allowed a guest to invite family members over for a birthday lunch. All went absolutely fine. BUT your situation is vastly different and I would never consider allowing this request.
