Hi All, I have a guest who would like to book for 51 nights, I understand that Airbnb only take payment up front for the first month, I’m worried that the guest won’t continue paying as I have an expensive 4 nights in the middle of March at Cheltenham races, she has agreed to pay the increased price for these nights however I am worried she won’t, would I be protected if she didn’t? Can I ask her to make two separate bookings?
@Sarah5648 Doing the two bookings would be better for you and if she already agreed to pay the amount for those days doing another booking shouldn't be a problem. Most people would understand that you are protecting yourself. You could offer a small discount for such a long term rental, that could be a win win for you.
Hi! I’d be inclined to create 5-6 separate bookings of 7-10+/- nights for the 51 nights- this would ensure you would maintain 7-10 day payouts from airbnb , protect yourself by ensuring some income if the guest suddenly develops an “issue/ problem with your spot at night 28 of stay…and would allow you to wrap the “high cost nights around the event, into its own booking. I would not be inclined to offer any discounts, as cleaning after a long tern guest requires 3 times the cleaning vs. a short term guest- be prepared to replace items.
