Help needed managing apps

Hello, I'm about to list my first property on here and doing as much as possible to take on community advice and get as many things right as possible at the beginning  (of course, that's wishful thinking i know!) I'm reading a lot about issues with communication, pricing and anxiety with reviews. 

Would you recommend using different apps for different things/tasks? For eg. I get the impression that people have their own links for things like guidebooks, video show arounds etc. Or would you recommend using Airbnb for absolutely everything?

@Drew4460  Take advantage of the tools that AirBnB offers.  Experienced guests will look for guidebooks, house rules and additional information keyed into AirBnB.  Providing outside links is not allowed by many of the advertising platforms.

Thanks @Lorna170  I've started to type out all my message templates and also my property manual.

Do you advise videos as well as photos and text? For eg. we have fitted new smart lighting and it's just easier to show how to switch it on/off.

I noticed some people use Dropbox/Google, but is that allowed if you're only meant to be on Airbnb?
