Host cancellation

I have one profitable property and one that is not. I want to turn the poor performance property back into a long term rental. If I cancel 3 reservations on this property will it affect my other listing in terms of search rank?

@Doug3 Yes it will. Anyway you have entered into a contract with these 3 stays and it is morally and legally wrong not to stand by them.

You'll incur penalties that will be deducted from your other property's payouts. You probably won't qualify for Superhost (maximum cancelations 1%). Also, the host's reputation is probably one of the very many factors that finds its way into search rank, so there could be some impact (maybe not very much?) on your other listing in search results.

@Doug3 . Yes it will hurt your host rating so hence your other listing's SEO.

 

How far ahead are the bookings? If only a few months then I'd start to advertise for long term renting with an availability date a week after last booking, assuming you want to offer furnished. If unfurnished another week and contact your removalist and organise storage.

 

I agree with @Mike-And-Jane0 its not fair to cancel on guests who have made plans and it hurts the reputation of good hosts as well as Airbnb.
