How to get bookings

Hey i just started airbnb and now im just waiting for natural guests ive done the smart pricing aswell but still aquire some experienced help

The listing says:

2 guests, 2 bedrooms, 1 bed, 2 bath

 

Do you want to offer each 1 bedroom, with double bed, to max 2 guests ?

Then create a listing for eacht bedroom

 

Do you want to offer two bedrooms, each having double bed, to max 4 guests ?

Then update the listing. 

 

The listing offers a kitchen. Where is it ? There is no photo, I assume It is a shared kitchen ?

 

Bedroom 1 : photo has no indication for type/size of bed

 

Description is confusing: it says "1 bedroom apartment" and mentions also a "living space" (where is it ?)

Can someone look up on my listing and if their are any errors or any mistakes or any suggestion / advice on how to make it better would be appreciated.

you have a good property!

 

I’d suggest you to make it look more aesthetically appealing and then hire a photographer or click aesthetic pictures! 
That would surely help!

I would maybe straighten or swap out the bedspread in the first picture so it looks a bit more tidy.  If you can afford to swap it I would try to get something in a solid print, make it feel more hotel vibes.  I would also try to take some more appealing pictures.  It looks like you have a few great spaces for guests.  Maybe show any common areas they can also access if those exist.

Yes, reducing your price at the beginning is actually a smart move, not a loss.

 

Early bookings help you build reviews, ranking, and trust, which matter more than profit in the first phase.

 

A few tips that really help new listings:

  • Keep your price 10–20% lower than similar nearby listings for the first 5–10 bookings

  • Make sure your photos, title, and description are strong (these matter more than smart pricing)

  • Turn on Instant Book if you’re comfortable

  • Respond fast to messages (Airbnb pushes responsive hosts higher)

  • After you get 3–5 good reviews, you can slowly raise your price

Smart Pricing is helpful, but it works best after you already have reviews. In the beginning, manual pricing + good presentation usually works better.

Consistency is key the bookings will come 👍

@Emiel1 Thank you for such an amazing and usefull guidence i was facing difficulties in understanding the whole senario in the beginning but after your clear and detailed instructions i will redo the process and make it error free thank you again emiel for the help

The way I increase booking is to do research in the city the airbnb is located to find out what upcoming events potential guests are coming for and to upload to the likes of my website and Facebook feed, this helped in nz at papamoa beach and Rotorua, 

 

 

Dear @Dawood12 . you always need to follow in 3 most important rules over a little lower or the same price of your area. Provide better service like if was a guest. What your want to get.

And provide absolutely the same service with no exclusions for every guest no matter what situation be

U must keep calm and good 

The advertisement have additional setting like minimum stay booking and discounts and offers 

Immediate booking guest requirements for that cancelation policy unjust and combine all that right way j will get extra bookings guests like and the can be very different they needs
