Hi @Simphiwe5

Getting started on Airbnb is an amazing opportunity, especially in Gauteng where travel and business stays are always in demand!

Here are a few ways you can get started:

  1. Rental Arbitrage (With Permission)
Look for rental properties around Johannesburg South where you can negotiate with the landlord to run it as an Airbnb. Just be honest and explain how you’ll keep the place well maintained, many landlords are open if it’s managed professionally.

  2. Co-Hosting for Others
You can offer to manage Airbnb listings for people who already own homes or investment properties. You handle guests, bookings, and cleaning, and split profits. It's a great way to earn without owning a property yourself.

  3. Join Local Property & Airbnb Groups
There are some fantastic Facebook groups and WhatsApp communities for Airbnb hosts in SA. It’s a great way to network and hear about properties coming up. https://www.facebook.com/groups/746735652895102

  4. Use Sites Like Property24 & Gumtree
Look for “To Let” listings and contact landlords directly. If you pitch yourself well, you may land a great deal for short-term hosting.

  5. Understand Local Regulations
Some buildings or suburbs have rules around short-term rentals, so be sure to double-check the policies to avoid issues later.

If you’d like help with your first steps or even how to set up your Airbnb to get great bookings, feel free to reach out. Happy to help where I can.

Many landlords won't accept you as a tenant if you want to sublet for short term rentals so this will be your most difficult challenge.

you can look at the useful guides on this community to understand how to set up your listing on Airbnb.

have you thought about how you will cover rent and utilities etc if you don't generate the bookings you need @Simphiwe5

Hi @Simphiwe5 🙌

Here’s a simple step-by-step guide to help you get started with Airbnb in Gauteng:

Step 1: Choose Your Entry Strategy

Since you don’t own property yet, consider these two popular options:

  1. Rental Arbitrage – Rent a property (with the landlord’s permission) and host it on Airbnb.

  2. Co-hosting – Partner with someone who already owns a home or apartment and help manage it for them in exchange for a % of the income.

Step 2: Find a Suitable Property

Start your search on:

  • Property24, Private Property, or Gumtree (search “to let” in safe suburbs)

  • Facebook groups like Airbnb South Africa Hosts where people sometimes post opportunities or look for co-hosts.

When you contact landlords, be honest

“I’m looking to rent your property and host it professionally for short-term stays. I’ll handle guests, cleaning, and take excellent care of the space.”

Step 3: Learn the Basics of Hosting

You can learn Airbnb setup and success tips through:

  • YouTube (Search: “Airbnb setup South Africa”)

  • Airbnb Community Center

  • I can also share a free checklist to guide you from setup to first booking. Let me know if you want it!

Step 4: Get the Place Ready

You’ll need:

  • Great photos

  • A catchy listing title + description

  • Clear house rules

  • Basic amenities (clean sheets, Wi-Fi, towels, etc.)

Step 5: Go Live & Start Earning

Once listed, make sure to respond quickly to guest messages and aim for great reviews, those boost your visibility in the algorithm!
