Long term booking

Has anyone been approached by potential guest to rent their property for more than a year in short incremental?  Wants to know how much I’d be willing to offer the place to stay for one to two years.

I would never recommend using Airbnb for such a long term rental 

 

you will probably give the guests tenancy rights and they can give you one months notice and leave. 

 

Nor would I recommend you align with long term rental pricing as you are including all the bills. 

if you want to take such long term bookings I would advise creating a tenancy, carrying out tenancy checks, taking up references etc.

Yes I agree just set your listing up so you only accept short stays @Matu25 

The only thing you have to watch is there is a difference in a LLTR as opposed to  LTR  for a temporary employment or other reason.  I  have had LT contract employee, I used Airbnb and my Airbnb pricing book the whole month, I  aim near a nuclear plant  so that is usually  6 months or longer.  That gentleman left after 10 days, some problem with his employer and the nuclear  company  It wasn't his intent, he lost about 20 days rent, but that is why I don't price based on LTTR  rates in my area because I am  accepting  a greater risk taking someone who is  not  moving  here permanently.  Only happened once  but it happened  because I  did have my  protections in place it  really didn't matter to me,  My  room was  just open  again.

Hello, this is new to me. First time hosting and I’m enjoying it. 

Just yesterday we were approached by a year stay offer. I have my issues with this but my husband did not. I think of the utilities, deposit, cleaning, providing cleaning supplies, and damages that might have concerns. He asked for a video of our property but I didn’t oblige because there is no way to send it. My thoughts, perhaps a scam. Idk. Their profile indicates a new user. He wanted me to send the video through WhatsApp which was unusual. 

@Beverley162. Run! Seriously so many red flags here. You are absolutely spot on with many of the issues. Also, tenancy rights for a one year stay is a big one.
