Management of longer term bookings

Hi, I have a 2 week booking, do guests expect me to wash and change their own bedding/towels etc or should I be offering to do that? I had assumed that a longer booking would be on a short term let basis not a hotel basis.

@Jo1037 We offer our guests extra cleanings at a discounted cleaning rate, but require a cleaning every 10 days or 2 weeks. We decided this because our place gets so dirty when guests stay for longer than a week (depending on the guest count and cleanliness of the guest, but there’s no way to know how clean they will be in advance). If guests have access to a washer & dryer, then they can take care of themselves in terms of refreshing their towels and linens, but if they ask for a cleaning, you can definitely provide that. It’s up to you if you want to charge for it. We do, and haven’t had any guest issues with that. 

 

For much longer stays, you know your house better than anyone and will need to determine how often you’d like it to be cleaned. Based on how often you want it cleaned, you might either require the guest to pay for every cleaning, or if it feels like it might be too much for the guest (or you don’t want to cause a deal breaker), you might split the cost of the cleanings. 

At the end of the day, you want to have a balanced and fair approach. You want to take care of your hard earned space, while still being inviting and flexible. 

Lastly, whatever you decide, make sure you spell it out in your listing so there aren’t any surprises for you and your guests.

@Elisa our property is in the hills in a canyon and surrounded by dirt, canopies of trees, and our very large outdoor areas actually loop around the house and there are multiple entrances, so dirt and debris definitely travel 🙂 Majority of our yard is actually laid with brick or stone, but dirt somehow gets around!

@Elisa my wife and I handle everything from A-Z, including cleaning, gardening, repairs and maintenance etc. It really helps our bottom line. Once in a while if we’re in a pinch or time crunch, we’ll hire help but it’s not regular.

We have no kitchen available for guests (lots of local cafes) - so do not offer long term stays. We have a 10 max stay.

 

But when we do not have guests, rather family staying, I believe that the same process would be  the logic that we would use. - We do our own cleaning.

 

After every 3 nights we change the towels.

 

After 6 nights:

•  we offer the bed linen change... we ask ...either we leave the new linen for them to change or we will do the change for them... On each occasion, the guest had offered to change their own.

• we offer to deep clean the bathroom

• vacuum the carpet

 

We figure that while we have a 2 night minimum, we would have been doing such cleaning , so best to not charge.

Are your guests happy with everything being changed and cleaned after 6 days, or do they usually prefer it sooner?

Hi @Elisa ... we have had some of each. Our average stays is 3 nights so this has not become an issue.

Hiu @Elisa .. we are in winter season currently... so not usually high occupancy.. but on saying that we are at about 75% occupancy. Many are bookings for stays a week or two out from the stay... so it's always interesting to see what "pops" up.

 

Summer bookings (Jan- March) are beginning appear.

@Jo1037 we always offered to change the sheets after 7-10 days for longer bookings. It firstly allowed us to check on the state of the listing and also ensured the sheets were not ruined by overuse.
