Is there still a good uptake on bookings where a minimum of 28 nights is required?

Yes, I think there is still good uptake for 28-night minimum bookings, and many hosts are capitalizing on the trend. But it’s not a one-size-fits-all.

 

If you’re considering doing this you need to evaluate your local demand: see how many other listings offer 28+ nights and how often they are booked.

 

Ensure your property is appealing for longer stays (amenities, comfort, workspace).

Price strategically (monthly discounts, tiered pricing).

Be willing to be flexible (in low season or when there are gaps).

Mid term (30+ stays) is a rapidly expanding market and many Hosts are moving in that direction. However, Airbnb is not an ideal platform for longer stays. They don't offer deposits, rental agreements or background checks. I advise Hosts to list on other platforms that do provide that functionality and cater to 30+ stays (send me a DM if you want to know what platforms are popular).

 

There are also numerous pitfalls for hosting long-term stays on Airbnb. A big one is the guest establishing tenancy rights and squatting. This requires the Host to go through the legal process to evict them. Airbnb will not assist you will this process and makes that clear:
