Dear community members & AirBnb,
I understand the option to select a specific price for a specific month has been removed recently.
Due to the heavy seasonality price differences in my area the monthly discount option doesn't really do the job. For the low season I always selected a fixed monthly price and because of this managed to get extra bookings in the low season.
For example; high season about 200 per night per night mostly fully booked, but while low season I only get bookings if I lower to a fixed price of 1600 for the whole month.
Anyone has some tips or ideas?
Please AirBnb bring back the fixed price per specific month option.
Thanks,
Simone

Hi @Simone1245
Yes, sadly Airbnb removed the Custom Monthly Pricing feature with the Summer 2023 Release. The only work around is to turn on Pro Tools and use a Rule set to set custom monthly pricing for specific dates:

I've been informed that we can only have one rule set now by AirBnB support. In addition, I use Pricelabs and if I have a rule-set, pricelabs will not work and stops the sync. If anyone has figured out how to use Pricelabs and rule-sets to set truely seasonal prices, I'd be interested to know how. Pricelabs suggested I buy another software like Guesty but this seems insane. Why can't I do everything in AirBnB like I used to be able to do.
You can do it all from airbnb with rule sets, or with pricelabs creating monthly seasons, I don't know why PL told you to hire a PMS, I don't see it necessary, if you still need help write me to review that, help a Texas host with that.
Worst decision by airbnb on monthly bookings, it makes no sense. Someone in corporate must have been drunk when they took this feature away.
