Need more bookings

Hello,

I’d really appreciate any help/advice on my listing to get more bookings. I haven’t had a problem before but it’s really dropped off! Any hints/tips?

Thank you for reaching out.  In response to @Paula2670.  I think the property is adorable.  I would rewrite some of your descriptions to make it sound more enticing to stay, AND, I would give a discounted nightly rate until your bookings resume.  Another helpful thing that I didn't notice on your site, however you may want to try and/or something similar is leaving out fresh flowers in the kitchen.  I have found flowers make everyone happy - it gives a fresh warm welcome to guests, etc.  If not, leaving chocolates or something out as well.  Any little touches go a very long way.  I hope this helps.

I noticed you have a few 3 and 4-star reviews—I completely understand how frustrating it can be when guests leave less-than-perfect feedback, even when you feel you’ve done everything right.

Even if something didn’t go as planned, addressing it positively and showing how you’ve taken steps to improve can reassure future guests. I can see your calendar is more open then expected, but the good news is your listing doesn't have a traffic issue at this time.  If I put in dates the platform tells me a rare find for availability.

Everything looks great except that Overall Review Rating lower so potential Guests are probably looking at your reviews closer.

The dings are simple things forgotten soap or a hard mattress.  Easy fixes, I think that you haven't give any indication you have makes people think twice and maybe not chance it.

For simple things I suggest it is better to acknowledge positive not negative.  I am trying this great soap xx welcome any private comments about your opinion,

King bed with new memory foam mattress topper, but getting out of bed and having coffee on the patio is encouraged.

We all goof sometimes but don't ignore while not wasting space flogging yourself.

Then try Airbnb Custom Discounts Airbnb will market your listing if you set a 20% discount for a few days.  If weekends are the high volume maybe a M-T days.  Generates traffic and if someone books the sale price on a day normally vacant then a plus for you also.

The great news is that I went to private mode and put in Harlton, flexible dates, no filters, 2 guests, and ... your property came up in the very first position. This is fantastic (assuming that Harlton is the search term your guests will use?), as it never happens when I try to look for community center hosts' properties when they complain about low bookings!

 

As there doesn't seem to be an overall visibility problem with the Airbnb search ranking, I think the issue is that guests can't see you when they don't use flexible dates like I did. Why is every Saturday on the calendar blocked? This could very well be why your calendar doesn't match most peoples' date ranges when they search. If you can't host anyone on Saturdays (for example, if the place is used for something else), then you of course have no option but to block the days. But if it's simply that you don't want guest changeovers on Saturdays, it would be much better to set a check-in/check-out restriction for Saturdays (so that guest can stay over, but not move in or out on Saturdays).

 

The only other availability issue is the 2-night minimum stay. You could consider lowering it to 1 night to get more bookings, but I assume you have a good reason for making it 2 (and 2 nights isn't very long anyway!).
