Hey there! My name is Ruby Olagunju, and I’m based in Nigeria.

I just joined and created my first listing of a cottage guest on the app. I’m still new here and if there’s any tips to get clients to book. Please help me out. I’ll truly appreciate the advice

The photos of the two listings look very attractive.

I'd say the most important change is to correct the details that pull in from your photo editor. At the moment, your second listing says:

 

Entire home in Lekki, Nigeria
4 guests,1 bedroom,1 bed,1.5 baths

 

Guests may be reluctant to book, as it doesn't make sense that the place has one bedroom with one bed, but at the same time sleeps 4 guests. You need to go to the "Listings" tab and in the Photo Editor, move the photos into the correct rooms. The description will then update automatically.

 

Your first listing presently says:

Entire rental unit in Lekki, Nigeria
4 guests, 2 bedrooms, 2 beds, 1.5 baths

 

This makes sense for the number of guests, but in the photos (I think) I can see only one bedroom and one bed? If there's another bedroom, you need to add photos and place them in the correct folder.

 

Once you have these details updated, people will know what to expect as they can see how the sleeping arrangements will work. It will also automatically cause a "Where you'll sleep" section to appear on your listing, with photos of your beds (you will be able to see this section in other listings). The information is important for guests to understand the space and will help you to get more bookings 👍

Nice listing with attractive  photo's !

 

A few comments:

 

- Description in the listing could IMO be more specific about the rental (now it is  rather similar as what is in your profile).

 

- Listing says 4 guest maximum, but sleeping facilities show you can accommodate 6 persons

 

- Add to houserules at least the (no)pets and (no)smoking  policy (options in the editor), but consider also to add some more rules.

 

- Your maximum stay is set to 31 nights. Maybe consider to set it to 27 nights (28+ are "long term stays")

 

Info: You offer 20% discount for first 3 bookings.

Use Airbnb New Listing Disbount that gets you syaryed

Put your pictures in the Aitbnb Room Folders makes ie more undersyabdable

Go through Amenities again average on that suze listining is 50 or 60  and some amenities are used if filtered search if I filter for refrigerator you won't appear.

But at least bedroom smoke alarms.  Online there is inexpensive plug in ones.

 

Your photos and description,  Direcy to your target market.  You want to plug your rental and amenities because you want the luxury narket but why are you the rright luxury rental choice?  Near a famous beach close to popular tourist sites.  Tell me I am comi ng probablt fom another country to enjoy my vacation  I need descrioptiond photos I understandyour rental is a big part of someone's vacation but not the primary teasom.

And I always suggest if 4 Guesys show where thet all sleep where they eat right now I only see 2 fining seats which means eat in shifts not vdery luxerious.  I would put a smakk 4 person dining.

Good progress.

Change kitchenette to kitchen.  Kitchenette is not defined by size, you have all appliances so mark correctly as kitcen that is a filter.

Also correct to refrigerator miini fridge actually defines like under the counter fridge and yourfs isn't.

Lakki sounds great.  Think though most of us don't know that much about something is normal to you.  The AI Tools are great to use for a couple of paragraphs to put in your description and build some Airbnb guidebooks. Is it a good family or 2 adult couples area?  Ask AI Who is searching for vacations near Lakki?  Helps you really write to attract that market.

 

Turn on the Airbnb New Listing Discount, Airbnb will boost you in the display.

I would also review your pricing,  I searched 4 Guests a rental in Lekki, your apartment Airbnb is presenting on page 1 because new listing.  All other apartments 2 and 3 bedrooms with good reviews were priced about 50% lower than your 2 bedroom.  If you are priced higher for a reason, you are going to have to highlight that information
