I have a value priced Airbnb in Portland Oregon. 97203 zip. Price ranges between $58-89 smart pricing…unless I have days open closer to the current date…then I manually lower price. I am 4.97 rating and a super host since 2017.
My issue: I have a friend who lives in Colorado check my availability for a 5 night range on flexible, BY ZIP, and although my dates were open she couldn’t see my listing as available. The only one she saw were ones over a certain price point. When she used the price filter, anything that would be below say $100 came back as nothing available.
What’s that about…anyone else have that issue?

Airbnb have recently changed the way they show prices to guests for the US so now guests see the total price for a nightly stay which will include:
So when I went onto your calendar for a one night stay in November for 1 person, your nightly fee comes out at 149$ so this will explain I think why your listing didn't come up if your friend put in a max price of 100$
When I was on your listing, it says that the studio is for 2 people yet we see that you provide 4 beds!
Under the lounge area, it says that there is a Queen and a Double bed provided and the same bed count for the bedroom too. Is this right?

My space is a studio, so the lounge and bedroom are together. Appreciate you pointing this out to me. I will go in and correct this to be more clear.

I'm not sure exactly how your friend searched, but I did a search as follows:
St John's, Portland, 5 to 7 November, 2 guests, no filters.
Your listing came up in first position for me!
You should search for the listing yourself if you want to see how it ranks for a specific date range and on specific criteria. Make very sure that you're logged out when you search (otherwise your search history will affect the search results - our own listings tend to show near the top in logged-in searches, because we click on them often and our search history tends to prefer listings similar to our own).

Yes, that’s been happening to a few hosts lately, it seems like Airbnb’s search filters and Smart Pricing algorithm are glitching a bit. Sometimes listings under a certain price don’t show up in search results unless guests zoom into the map or adjust filters manually.
A few things you can try:
Temporarily turn off Smart Pricing and set a flat nightly rate.
Refresh your calendar (close and reopen dates).
Check that your listing is set to “visible” under Listing Status.
It usually resolves itself after 24–48 hours. Airbnb support can also re-index your listing manually if it persists.
