@Anitha0  what I would ask myself is why are other Hosts on Airbnb  receiving more bookings and how can I review and improve my listing to make it stand out and become more competitive

How I would go about this is by:

*      What is the competition around me?  As to how many?

Do a review see how many.

*       What can I  do to make my Airbnb stand out above other accommodation in the area?

1.  Look at there photos and how they presented them.

2.  The colours the have used in furnishing.

3.  The furnishings used in their photos and soft touches. Eg Books. Plants. Cushions, Desk, Chair in the room.

4.  The amount of light in the rooms. As to windows and views.

5.  Photos of what is being shared. Eg Kitchen. Bathroom. Lounge

6.  Listing with what is shared eg fridge, washing machine.

7.  A list of what is supplied.

*What price am I  charging?

Is it similar to other listings as to what they are offering?

*   What transport is near me and  available to guests.?

     Buses. Trans

Is there parks and gardens nearby or sporting fields and sports facilities that you can promote?

Anitha when I looked at your property in shared the home I thought the photos were dark can you open the window and allow light in for photos

Maybe take a photo looking out at the view. Take an angle of what you like to see.

Another suggestion is put some books on the shelf and an ornaments( not too many as you have to dust them)

Maybe something lighter on the walls. I am not a fan of black it makes it look darker too. A bright colour will lift it.

I always put a living plant in too me it says there is life and inviting. Everything is not artificial.

Your other property the unit- needs something on the walls to gain a little colour too.

My other advice is to go what I call " window  shopping "  looking at properties in your area that are offering similar to your as a guide or take inspiration from them.

Also @Helen3  also has some good advice too.

Hey there @Anitha0

I'm sorry you've not received any bookings since the awful pandemic. We've got a great group of Hosts and I'll tag a few into this thread who might be able to pop by.

@Eileen462@Laurelle3@Jason2389  and @Helen3 - could you offer @Anitha0 some constructive advice and support?

I also found these great steps that might help make your listing more competitive

If you have the time, you could always post in the other boards which are very insightful!

Ask about your listing - You can ask other Hosts to critique your listing, you could be pleasantly surprised at what other people see!

Advice on your space - This is great for general questions about your space specifically, for example, the amenities that you have at the property to what types of sheets that you use.

Hello Rebecca, I would change your price by 5.00 daily.  Keep your rates lower during the week and go up 10.00 on the weekends.  By doing this, your listing stays active and people will see it when they are looking for a place to stay.  Best Wishes,  Eileen

Have you used Airdna to look at demand and supply in your location for your type of listing @Anitha0

1. you say guests have access to shared spaces but no photos of them

2. you need to describe what amenities are available and the accommodation in more detail

3. it would be worth looking at decorations in the bedroom could you dress the bedroom with new bedding and add paintings/posters etc

have a look at how others in your area with similar listings are describing their listings .
