Hello! My airbnb is one room in my townhome. We don’t have guaranteed parking for guests and it is listed as such in our listing. The pricing also reflects that missing amenity. There are parking spaces in the community, but our HOA only limits every home 5 overnight passes per month. This prevents us from guaranteeing parking for our guests. There is street parking just a short walk from our home, but due to the parking limitations in our community, the street parking is often full with residents with more than 2 cars. This becomes a challenge when guests come home late at night, and even more so when they check in late at night. Some guests are understanding that this is the the case with the Airbnb they selected, but some guests are difficult about the situation. They message us saying that there’s absolutely no parking. Sometimes we can help them and give them an overnight pass, however we only have 5 in a month and can’t just give them out to every guest who can’t find parking. On the other hand, they probably weren’t anticipating parking to be a challenge. I’m just not sure what to do when guests are unhappy about the limitations clearly stated in the listing. If you compare pricing with other similar Airbnb’s in the area, it is pretty clear that ours is priced lower. I’m unsure if they’re just booking the place without looking further into the parking situation.

I really think you should not advertise the listing with any parking options.
As a guest I would understand if I might have to park in a nearby street. But if this isn't possible I'd be very annoyed especially if arriving late at night.
I appreciate this will affect your bookings, but you can't offer a facility that is not available.

That makes sense. I don’t advertise parking as an amenity in my listing. It only mentions street parking.
I would mention this up front in your listing and confirm when you send your zwelcomr message when people book about parking limitations @Maria-Gabriela26
I have it listed in every section of the listing description. It’s also listed in the message that goes out prior to check in.
I wouldn't wait till your check in message. As I mentioned I would remind people when they book and ask them to acknowledge. @Maria-Gabriela26
Do you know any other owner(s) that you can buy parking passes from @Maria-Gabriela26?
That person can then request a pass and you pay them a pre-agreed amount for your guest to use it?

My listing is also located in a busy city and there is free off street parking which is great when available but I make it quite clear that parking can be challenging as a result and that I cannot guarantee that there will be space in surrounding streets.
I also send my guests a message saying the same and telling them of two nearby fee paying car parks. Despite several messages to and fro from my last guest about parking, they still wanted to stay but left me a bad score for location as a result. When I asked them about it they said it was because of the parking situation. This was for a stay in August so peak season!
If it's so important for guests to have a guaranteed parking space then they should use that filter but often they don't want to have to pay extra for this very convenient amenity, et's be honest but it's unfair too for us to be held accountable for something not listed.
